Welcome to Mystic River Inn®.

These Terms and Conditions ("Terms") outline the rules, regulations, and policies for using the Mystic River Inn® website (located at booking.mysticriverinn.com and https://www.google.com/url?sa=E&source=gmail&q=www.mysticriverinn.com) and for booking accommodations at our boutique inn located in downtown Mystic, Connecticut. The "Mystic River Inn®" brand is a registered trademark of Mystic River Inn LLC, operating in partnership with iUgo Vacation Rentals LLC.

By accessing this website and/or completing a reservation, you (the "Guest," "Client," or "You") agree to be bound by these Terms. If you do not agree with any part of these Terms, you must not use our website or book a stay with us.

1. Reservations and Dynamic Pricing

1.1 Booking Management: All reservations are managed through our property management system, Hostaway. By booking, you agree that your reservation details will be processed through this platform.

1.2 Dynamic Pricing: Please note that our nightly rates are dynamic and subject to change based on market demand, seasonality, and availability. Prices may fluctuate throughout the day. The rate provided at the time of your confirmed booking is locked in; however, we do not price-match previous or future rates if prices change after your booking is secured.

1.3 Age Requirement: You must be at least 18 years of age to book a room at Mystic River Inn®. A valid government-issued ID matching the name on the credit card used for booking is required prior to or at check-in.

1.4 Right of Refusal: We reserve the right to refuse service to anyone, at any time, for any reason not prohibited by law.

2. Payments, Fees, and Connecticut Taxes

2.1 Payment Processing: All credit card payments are securely processed through Stripe. Mystic River Inn® and iUgo Vacation Rentals LLC do not store your full credit card details on our local servers.

2.2 Connecticut Occupancy Tax: In compliance with the State of Connecticut Department of Revenue Services, all reservations are subject to the mandatory Connecticut Room Occupancy Tax (currently 15%), as well as any other applicable local or booking fees. These taxes and fees are clearly itemized at checkout.

2.3 Payment Schedule: A deposit of 50% of the total reservation cost is required at the time of booking to secure your dates. The remaining 50% balance will be automatically charged to the card on file 14 days prior to your arrival. For reservations made within 14 days of arrival, the full amount is due at the time of booking.

3. Data Privacy and Guest Information

3.1 Information Collection: We collect necessary guest information (name, contact details, billing address) solely for the purpose of processing your reservation, communicating with you about your stay, and meeting legal hospitality requirements.

3.2 Strict No-Sharing Policy: We respect your privacy. We do not sell, rent, or share your personal information with third parties for marketing or any other purposes, except as strictly necessary to process your transaction (via Stripe) or manage your booking (via Hostaway).

4. Property Rules & Guest Expectations

As a boutique inn located in historic downtown Mystic, we strive to provide a peaceful, premium, and pristine environment for all guests. By staying with us, you agree to adhere to the following house rules:

4.1 Check-In / Check-Out: Standard check-in time is 4:00 PM and check-out time is 11:00 AM. Early check-ins and late check-outs must be requested in advance, are strictly subject to availability, and may incur an additional fee.

4.2 Damages and Incidentals: Guests are responsible for any damage to the room, inn property, or missing items (e.g., towels, linens, decor) caused during their stay. The credit card on file via Stripe will be charged for the repair or replacement costs of any damages discovered after check-out.

4.3 Smoking Policy: Mystic River Inn® is a strictly smoke-free property. Smoking of any kind (including cigarettes, cigars, marijuana, and vaping) indoors or near open windows will result in a minimum $500 deep-cleaning fee charged to your card on file.

4.4 Pet Policy: While we love animals, the Mariner's unit is our only pet-friendly accommodation, strictly limited to one (1) small dog per reservation. Pets are prohibited in all other units to ensure a dander-free environment for other guests. Documented, legally recognized service animals are exempt as per federal ADA law (please notify us in advance). Bringing an unauthorized pet into a non-pet-friendly unit will result in a $250 penalty and immediate cancellation of your stay without a refund.

4.5 Parking: Due to our location in downtown Mystic, parking space is limited. We provide one dedicated parking spot per booked room. Parking is strictly prohibited outside of your designated reservation times (prior to check-in or after check-out). Additional vehicles must utilize off-site public parking.

4.6 Quiet Hours: To ensure a restful experience for all guests, strictly enforced quiet hours are from 10:00 PM to 8:00 AM.

4.7 No Parties or Unregistered Guests: Events, parties, and large gatherings are strictly prohibited. Only guests registered on the reservation are permitted overnight on the property.

4.8 Accessibility: Please note that only the Mariner's unit is fully accessible, featuring ramp access and no curbs. Other units may require navigating stairs and are not wheelchair accessible.

5. Cancellations and Refunds

5.1 Cancellation Policy: Guests who cancel their reservation 14 days or more prior to their scheduled arrival date will receive a full 100% refund of their deposit. Cancellations made less than 14 days prior to arrival are entirely non-refundable.

5.2 Unforeseen Circumstances: We highly recommend guests purchase independent travel insurance. Mystic River Inn® is not responsible for issuing refunds or credits due to weather events, personal emergencies, illnesses, or travel delays that fall outside of our standard cancellation window. Additionally, Mystic River Inn® cannot be held liable for reservation cancellations or alterations caused by Force Majeure events (e.g., severe weather, power outages, natural disasters, acts of God). In such rare instances where the Inn must cancel, liability is strictly limited to refunding the amounts paid.

6. Website Use and Intellectual Property

6.1 Trademarks and License: "Mystic River Inn®" is a federally registered service mark (Reg. No. 8,120,915) owned by Mystic River Inn LLC. Unless otherwise stated, Mystic River Inn LLC, iUgo Vacation Rentals LLC, and/or its licensors own the intellectual property rights for all material on the Mystic River Inn® website. You may access this for your own personal, non-commercial use, subject to restrictions set in these terms.

6.2 Restrictions: You must not republish, sell, rent, sub-license, reproduce, duplicate, or redistribute content, images, or branding from the Mystic River Inn® website without prior written consent.

6.3 Website Availability: We do not guarantee that the website or its reservation engine will be available at all times without interruption, nor do we warrant that the information on the website is universally free of errors.

7. Limitation of Liability

To the maximum extent permitted by applicable Connecticut law, Mystic River Inn LLC, iUgo Vacation Rentals LLC, and Mystic River Inn® shall not be liable for any indirect, incidental, special, consequential, or punitive damages arising out of your stay or use of our website.

7.1 Personal Property: We are not responsible for loss, damage, or theft of personal items, valuables, or vehicles left on the property or in parking areas.

7.2 Personal Injury: Guests agree to use the property at their own risk. We are not liable for any personal injury occurring on the premises, except in cases of gross negligence on the part of the Inn.

8. Governing Law

These Terms and Conditions shall be governed by and construed in accordance with the laws of the State of Connecticut. Any disputes arising under or in connection with these Terms shall be subject to the exclusive jurisdiction of the state and federal courts located in New London County, Connecticut. If any provision of these Terms is found to be unenforceable or invalid, that provision shall be limited or eliminated to the minimum extent necessary so that these Terms shall otherwise remain in full force and effect.
